Winter is Coming! Is Your Parking Lot Ready?

Winter is right around the corner and the frigid conditions can definitely take its toll on your parking lot. Freezing precipitation can put a lot of pressure on your asphalt and create deep cracks along the surface which can ultimately create foundation problems. The next thing you know, those minor problems have become MAJOR ones, and those inexpensive fixes are now EXPENSIVE repair projects. To prevent this from happening it is important to inspect your parking lot now and take the necessary preventative steps to prepare for the cold months ahead.

Three important preventative maintenance steps you can take to make sure your parking lot is winter-ready are asphalt patching, crack sealing and sealcoating. Below is a little more information about each of these procedures:


Asphalt Patching

Asphalt patching consists of removing the failed asphalt material to a specified depth and replacing it with new hot-mix asphalt. The depth of the repair is determined by the extent of damage to the existing pavement. Asphalt patching strengthens the weak areas and extends the overall life of your asphalt investment. After the asphalt patching has been completed, crack sealer and asphalt sealcoat are often applied to protect the pavement from further damage.


Crack Sealing

Sealing cracks is the most economical way to prevent future asphalt deterioration. Large cracks have much more movement with changing temperature conditions and need to be filled with a material that also has a high elasticity. Cracks more than a few tenths of an inch should be sealed with rubberized hot pour filler that seeps throughout cracks and hardens to prevent water from penetrating. Crack sealing is an important step for proper maintenance of your asphalt pavement and offers dramatic savings to your long-term pavement maintenance budget.



Sealcoating protects and maintains the life of your asphalt by keeping water from seeping into the asphalt, causing it to break down more quickly. It should generally be done every 2-4 years depending on traffic conditions and weather. The ideal time to seal a road is when deterioration is first discovered; thus saving expensive patching or repaving.

Parking Lot Restriping for ADA Compliance

Making sure your parking lot is ADA compliant is a project that many property owners/managers seem to put off until absolutely necessary. The task may seem challenging at first, but it is something that eventually will have to be done and done correctly. Restriping parking lots to meet ADA Standards for Accessible Design requirements is the responsibility of all businesses, State or local government agencies, or other covered entities. Failure to do so would violate the ADA, and that is definitely not worth the risk, especially since restriping is relatively inexpensive.

So how do you restripe your parking lot need so that it is ADA compliant? The ADA Business Brief is a helpful guide and provides key information about how to create accessible car and van spaces, as well as how many spaces to provide when parking lots are restriped. Below are the items that are outlined in the brief:


Accessible Parking Spaces for Cars

Accessible parking spaces for cars have at least a 60-inch-wide access aisle located adjacent to the designated parking space. The access aisle is just
wide enough to permit a person using a wheelchair to enter or exit the car. These parking spaces are identified with a sign and located on level ground.


Van-Accessible Parking Spaces

Van-accessible parking spaces are the same as accessible parking spaces for cars except for three features needed for vans:


One of eight accessible parking spaces, but always at least one, must be van-accessible.

Accessible parking spaces must be located on the shortest accessible route of travel to an accessible facility entrance. Where buildings have multiple accessible entrances with adjacent parking, the accessible parking spaces must be dispersed and located closest to the accessible entrances.

When accessible parking spaces are added in an existing parking lot, locate the spaces on the most level ground close to the accessible entrance. An accessible route must always be provided from the accessible parking to the accessible entrance. An accessible route never has curbs or stairs, must be at least 3- feet wide, and has a firm, stable, slip-resistant surface. The slope along the accessible route should not be greater than 1:12 in the direction of travel.

Accessible parking spaces may be clustered in one or more lots if equivalent or greater accessibility is provided in terms of distance from the accessible entrance, parking fees, and convenience. Van-accessible parking spaces located in parking garages may be clustered on one floor (to accommodate the 98-inch minimum vertical height requirement).

Concrete can sink over time, creating an uneven surface. To remedy this, the concrete is filled in from the bottom with a mixture consisting mainly of cement. This brings up the sunken concrete back up to the level it should


Applying a sealant to pavement not only keeps the parking lot looking new, it helps prevent corrosion over time. The sealant repels damage from every day exposure to environmental toxins and elements like salt, water, gas and ultraviolet rays. Sealcoating extends the life expectancy of your pavement by increasing its resistance to leaks and spills. Because sealant is black, it absorbs heat, making your pavement more flexible and less likely to crack.

Crack sealing

The smallest crack should be sealed as soon as it rears its ugly head. If it is not tended to immediately, it will only grow and become a bigger problem. It can allow dirt or water to settle inside, which can expand the crack, cause additional cracks and compromise the integrity of the pavement. A weakened pavement is more vulnerable to the elements. It will be more likely to succumb to erosion and sink.


Without preventative maintenance, your pavement may deteriorate at an alarming rate, which can put off your potential customers, and which can in turn cause you to lose business. Preventative maintenance is a worthy investment and will help you avoid the high costs of repairs like the following:


Overlooked cracks and wear and tear can cause uneven ridges in the asphalt and noticeable depressions in the ground. Various resurfacing methods exist to correct these problems, including grinding and reinforcement. Grinding is used to smooth down ridges and level erratic and uneven surfaces. Reinforcement involves the use of a special waterproof fabric that helps strengthen and support the asphalt.

Asphalt removal and replacing

The best solution for badly damaged asphalt is to remove and replace it. Temporary fixes just stall the inevitable. The new asphalt should then be properly maintained to prevent a repeat scenario.
